Condominiums: garage and bin cleaning, responsibility and cost
The garage and the bin area are the calling card nobody looks after, until complaints start. This is a quick guide for building managers and owners.
Who is responsible
The shared garage, ramps, bin area and common parts are the responsibility of the condominium, usually handled by the building management, with a budget approved at the owners’ meeting. Professional cleaning is part of the shared costs.
How often
- Garage: oil, rubber and dust build up; one wash a year (or every six months in large buildings) keeps the floor presentable and less slippery.
- Bins: in summer, ideally monthly; the smell and the bacteria make the case on their own.
How much it costs
Condominium garage: from €1.8/m²; bins from €15/unit. For old oil stains we use degreaser and hot water. We always provide a formal written quote and an invoice for the building management.
